Tenant FAQs

Where are you located?

Our office is located at 200 Briargate Rd., Mankato, MN 56001. We are less than a mile from the MNSU Campus (right behind the All Seasons Arena).

How long are the lease terms?

We offer 12-month and 5-month leases.

Do you do individual leases or group leases?

Group leases.

Do you do roommate matching?

No, it is your responsibility to find roommates.

What utilities do I pay? How much does that cost?

In the Briargate phase, residents are responsible for the electric, cable, and internet.

In the Southridge phase, residents are responsible for electric, gas, cable and internet.

In Preserve and Cachet phases, residents are responsible for all utilities.

Utility bills are based completely on usage. On average, residents can expect to pay $25-$50 for gas and electric combined. Internet/Cable is dependent on which company you choose (Consolidated Communications or Charter) and which package you choose. Tenants residing in Cachet will only be able to go through Consolidated Communications.

Do you send me bill each month—utilities, rent, etc?

Live Active Apartments does not send a monthly bill. You may call or come into the office to look at your ledger. However, tenants will receive monthly bills from Excel Energy and CenterPoint.

What are the requirements to rent an apartment?

Please refer to the rental qualification criteria.

How can I reserve an apartment?

To hold an apartment, you must place a $50 reservation fee.

How much is the background check?

The background check is $30.

How much is the security deposit?

The security deposit is $250 per bedroom or person (whichever is greater).

Can I have a pet?

Pets are allowed in our Briargate Phases and the 255 and 265 building of the Southridge Phase. Pets are NOT allowed in Preserve or Cachet. ALL pets must be registered with our office. A maximum of 2 pets per unit is allowed. Please refer to the pet handbook for additional details.

What are the pet restrictions?

Pets may not exceed 50 lbs.

Are there any additional costs for a pet?

There is an annual pet fee of $300 for dogs and $400 for cats. For each dog there is $30/month and each cat there is a $35/month added to your rent.

Where should I park my vehicle?

We have parking available for tenants close to each phase. Each tenant is allowed 1 parking pass. There is a one-time fee of $10 for the parking pass.

Where can my guests park?

Guests can stop into the office and get a guest parking permit, free of charge to park in visitor parking located in front of the office. Guests are also available to park along Jaycee Court, without a permit, as it is owned by the city.

What should I do before moving into my new unit?

Be sure to know your move-in date to set up electric and gas for your apartment to start on your move-in day. Be sure to call the cable/internet provider that you wish to use and set up an appointment (they’re typically VERY busy for back to school).

When is rent due?

Rent is due on the 1st day of every month. Residents do have a grace period until the 5th, but any balance after the 5th will acquire a 5% late fee on the total remaining balance. Any balance after the 15th will acquire an additional 3% late fee on the total remaining balance.

What type of on-site security do you provide?

We provide 24 hour secuirty, you can call the office at anytime and they will assist you.

What are the hours of the clubhouse?

The student lounge is open Monday through Saturday 6:30 to 12:00 a.m. and Sunday 4:00 p.m. to 12:00 a.m.

How can I pay rent?

Residents may pay online HERE with a $2.50 processing fee or drop off a check or money order into our dropbox located outside of the office at any time.

How do we get notified for snow removal?

Live Active Apartments will send out an e-mail to each resident informing them about the snow removal.

Can I paint my apartment walls?


How do I put in a maintenance request?

Residents can put in work orders on their tenant portal or call the office at (507) 625-2787 and a staff  member will submit the request for you.

What do I do if I’m locked out of my apartment during/after hours?

Residents may come to the office during hours and borrow a key by giving a photo ID. After hours, security will let you into your apartment for a $25.00 charge.

Can I have packages delivered to the office if I’m not home?

No, the Live Active Apartments office does not accept packages.

Can my guests use the amenities?

Yes, however anyone using amenities must be accompanied by a resident.

Can I have a grill?

Grills are not allowed on balconies. On patios they must be 15 feet away from the building, as this is a city of Mankato law.
